FRACTIONAL OWNERSHIP: BUYING A PIECE OF ASPEN/SNOWMASS

ASPEN, Colorado

Falling in love with Aspen is easy to do. And today there is a popular real estate investment that lets you turn your passion for Aspen into a guaranteed vacation year after year. Fractional ownership of prime Aspen properties allows you to buy only a few weeks per year-at a price far lower than whole ownership of a home or condominium. Fractional ownership developments, sometimes known as private residence clubs, started to boom at resort areas around the country around 10 years ago. They are particularly popular in Colorado, where prices for vacation property in the most desirable resorts are extremely high. Rather than deal with the expense and upkeep of a home or condo that you use only a few weeks a year, you can now buy just the time you want-at a development far more luxurious than may otherwise be possible. Another appeal of fractional ownership is the fact that many of these developments are managed-and staffed-by famous names in the hotel business. In Aspen, this means choosing from, among others, projects bearing names including St. Regis, Ritz-Carlton, Hyatt, and The Little Nell. But no matter who is doing the developing, high-quality building materials and amenities, including upscale appliances, fixtures, and even linens, are typical appointments.

·      The Ritz-Carlton Club at Aspen Highlands
Opened
in February of
2001. Since then, private residence clubs have made a significant impact on Aspen´s lodging scene. Here is a look at some that are already welcoming owners and their guests, and others that are in the building or final planning stages.

The Ritz-Carlton Club was developed specifically to combine the benefits of Second Home ownership with the amenities and services available from a world-class hotel company. Ritz-Carlton Club Members benefit from conveniences, services and amenities that are not provided by equally luxurious condominium developments. Additionally, as a Member of The Ritz-Carlton Club, your usage is more closely matched with the financial commitment necessary, rather than purchasing a luxury condominium that may be used for only a fraction of the year.
